2. What Are Cookies and Similar Technologies?
Cookies are small text files stored on your browser or device when you visit a website.
We may also use similar technologies, including:
- pixels;
- tags;
- scripts;
- local storage;
- session storage;
- device identifiers;
- server logs;
- tracking URLs;
- analytics tools;
- attribution tools;
- the NEO Pixel.
Together, we call these “Tracking Technologies.”
3. Where We Use Tracking Technologies
We may use Tracking Technologies on:
- the NEO website;
- project pages;
- landing pages;
- lead forms;
- account pages;
- dashboards;
- analytics and reporting tools;
- agent iframe tools;
- embedded widgets;
- builder and developer pages;
- emails, where permitted;
- advertising or attribution campaigns, where permitted.
NEO-powered iframe tools may appear on third-party websites, including agent or partner websites. When you interact with a NEO-powered iframe, NEO may use Tracking Technologies inside or in connection with that iframe, subject to this Cookie Policy and applicable law.
4. Types of Cookies and Tracking Technologies We Use
A. Strictly Necessary / Essential Technologies
These are required for the website or service to work.
They may be used for:
- security;
- fraud prevention;
- session management;
- login and account access;
- form submission;
- consent management;
- load balancing;
- remembering cookie choices;
- basic service operation;
- routing an inquiry to the correct project, agent, builder, developer, or partner.
These technologies cannot usually be turned off through our Cookie Preferences tool because they are necessary to provide the service.
B. Functional Technologies
These help remember choices and improve your experience.
They may be used for:
- language preferences;
- region preferences;
- saved searches;
- user interface settings;
- remembering form inputs where appropriate;
- account preferences.
C. Analytics and Performance Technologies
These help us understand how users interact with our website, project pages, iframe tools, landing pages, dashboards, and services.
They may be used for:
- page views;
- traffic measurement;
- click activity;
- engagement metrics;
- performance reporting;
- project analytics;
- builder reporting;
- product improvement;
- error detection;
- user journey analysis.
Analytics may come from NEO tools, Google Analytics, server logs, or other analytics providers.
Where required by law, we will request consent before activating non-essential analytics technologies.
D. Lead Attribution and Reporting Technologies
These help us understand which project, page, campaign, iframe, agent, builder, developer, landing page, or partner generated an inquiry.
They may be used for:
- basic lead attribution;
- inquiry routing;
- project reporting;
- campaign reporting;
- agent iframe attribution;
- builder analytics;
- fraud prevention;
- business records.
Some attribution technologies may be necessary to provide the service, route inquiries, prevent fraud, and maintain business records. Other attribution or analytics technologies may require consent depending on your location and the technology used.
E. Advertising, Retargeting, and Cross-Site Attribution Technologies
Where permitted, we may use Tracking Technologies for:
- advertising measurement;
- retargeting;
- campaign optimization;
- cross-site attribution;
- audience measurement;
- advertising performance reporting.
Where required by law, we will not activate these technologies unless you have consented or another valid legal basis applies.
You may opt out through our Cookie Preferences tool and, where applicable, through our “Do Not Sell or Share My Personal Information” link.
5. NEO Pixel
We may use a proprietary NEO Pixel or similar technology.
The NEO Pixel may operate in different modes:
Operational Mode
Used for service operation, security, fraud prevention, consent management, lead routing, and basic attribution.
Analytics Mode
Used for traffic measurement, engagement reporting, project analytics, iframe analytics, and platform improvement.
Cross-Site Attribution Mode
Used, where permitted, to understand user journeys across NEO-powered pages, iframes, landing pages, campaigns, or partner implementations.
Where required by law, non-essential NEO Pixel analytics, advertising, retargeting, or cross-site attribution will not be activated without consent or another valid legal basis.
6. Iframes and Embedded Tools
NEO may provide iframe tools or embedded widgets that agents, brokers, builders, developers, or partners place on their own websites.
If you interact with a NEO iframe or embedded tool:
- NEO may collect technical, usage, inquiry, attribution, and consent information;
- NEO may display privacy links, cookie links, cookie preferences, or consent tools inside or near the iframe;
- the website owner may also use its own cookies or tracking technologies;
- the website owner is responsible for its own website, privacy notices, cookie notices, and marketing technologies.
Where legally required, NEO may show a cookie or privacy preference tool inside the iframe or otherwise provide access to cookie preferences.
7. Consent and Cookie Preferences
Where required by law, we ask for your consent before using non-essential cookies and Tracking Technologies.
You may be able to choose between:
- Accept All;
- Reject Non-Essential;
- Customize Preferences.
Your choices may be stored so we can remember them.
You can change your preferences at any time by using the Cookie Preferences link on our website or inside applicable NEO-powered tools.
Rejecting non-essential cookies may reduce analytics, personalization, attribution, or marketing functionality, but core services should still work.
8. Regional Rules
EEA / UK
For users in the EEA or UK, non-essential cookies and similar technologies generally require consent before activation.
This includes many analytics, advertising, retargeting, and cross-site tracking technologies.
Brazil
For users or implementations subject to Brazil’s LGPD, we use consent or another valid legal basis where required. You may contact our Brazil LGPD contact at:
Paulo Neto Bethencourt
pn@newestateonly.com
California
For California residents, certain advertising, retargeting, or cross-context behavioral advertising technologies may be considered “sharing” under California privacy law.
Where applicable, you may opt out using:
- Cookie Preferences;
- Do Not Sell or Share My Personal Information;
- browser-based Global Privacy Control signals.
9. Global Privacy Control
Where required by applicable law, we honor Global Privacy Control signals as an opt-out of sale or sharing for the browser or device sending the signal.
Because Global Privacy Control is browser/device-based, you may need to enable it separately on each browser or device you use.
10. Third-Party Cookies and Tools
We may use third-party providers for:
- hosting;
- security;
- fraud prevention;
- analytics;
- Google Analytics;
- Zoho SalesIQ for chat, visitor engagement, support, lead engagement, visitor tracking, CRM-related workflows, and analytics;
- advertising measurement;
- payment processing;
- email and communications;
- customer support;
- performance monitoring.
These third parties may set or read cookies or similar technologies when permitted.
We do not control all third-party cookies. Their use is governed by their own privacy and cookie policies.
11. Managing Cookies in Your Browser
Most browsers allow you to block, delete, or manage cookies through browser settings.
You can usually manage cookies in:
- Google Chrome;
- Apple Safari;
- Mozilla Firefox;
- Microsoft Edge;
- other browsers.
If you block all cookies, some parts of the website or platform may not work correctly.
12. Do Not Track
Some browsers send “Do Not Track” signals. There is no consistent industry standard for responding to Do Not Track signals.
Where required, we respond to legally recognized opt-out mechanisms, such as Global Privacy Control.
13. Changes to This Cookie Policy
We may update this Cookie Policy from time to time.
The updated version will be posted with a new “Last updated” date.
Your continued use of the website or services after an updated Cookie Policy becomes effective means you acknowledge the updated policy.
